Sprinkler servicing for schools is the same BS EN 12845 regime as any commercial building, fitted around a timetable. The parts that need the system isolated go into the holidays, and the non-intrusive checks happen in term time without anybody noticing. The duty sits with whoever controls the premises, which in practice means the trust or the local authority rather than the head. Sentry Sprinkler Protection does this work across England from its base in Kettering, ISO 9001 certified.
Who does which part of the routine
- Weekly and monthly checks: the site team, usually the caretaker or site manager. Our free weekly test log covers the weekly ones.
- Quarterly, six monthly and annual routines: a sprinkler contractor.
- The pump run under flow and the tank inspection, where the system has them: part of the annual.
The DfE Technical Manual says school systems shall be designed, installed and maintained in accordance with BS EN 12845, so the maintenance duty does not soften because the building is a school.
Booked into the holidays
The holidays are when most school sprinkler work gets done. What matters is booking far enough ahead that the annual does not slide into a term, because a lapsed annual is what shows up on the record.
A system somebody else installed
Taking over a system another contractor installed is most of what we do, and school systems are often inherited with an incomplete record. That starts with a survey rather than a quotation: what is installed, the hazard class it was designed to, whether the pumps make their duty under flow and the condition of the tank, written down and priced before anything is agreed.
Boarding houses on a second standard
Residential accommodation is usually designed to BS 9251 rather than BS EN 12845, so a school with a boarding house can owe both standards on one site. Each part is serviced to its own standard and kept on one schedule, so the two do not fall out of step.

Questions about sprinkler servicing for schools
Who is responsible for sprinkler maintenance at an academy?
Under the Regulatory Reform (Fire Safety) Order 2005 it sits with whoever controls the premises. In practice that means the trust or the local authority rather than the head. The site team carries out the weekly checks, but the duty to keep the system maintained stays with the trust or the authority.
Can you look after every school in a multi-academy trust?
Yes. We work across England, and several schools can share one schedule, one point of contact and one format of record.
Do the quarterly visits disturb lessons?
Rarely. Most of the routine happens in plant rooms and at valve sets. Alarm tests make noise, so they are timed with the school, outside lessons or in a holiday.
