Fire sprinkler installation in London ranges from a BS 9251 system in a new residential tower to a BS EN 12845 system through an office fit-out or a basement car park. We design, install and commission to what your building, your fire strategy and your insurer require, and hand over the drawings and certificates the building will need for the rest of its life. Sentry Sprinkler Protection does this work across England from its base in Kettering, ISO 9001 certified.

What decides the design

  • Height and use: new blocks of flats above 11 metres are expected to have sprinklers under Approved Document B, normally BS 9251 in the flats.
  • The fire strategy, which sets what the system protects and how it works with the risers and smoke control.
  • The insurer, whose requirements for commercial space often go further than Building Regulations.
  • The water supply: whether the mains can deliver, or a tank and pump set is needed.

Building in a working city

Most London installation is not a clear site. Fit-outs happen under occupied floors, deliveries need a booked loading bay, and noisy work has set hours. We plan the programme around the main contractor or the building manager, and make up pipework off site where it saves time on the floor.

Commissioning and handover

Every system is flushed, pressure tested, flow tested and commissioned before handover. You receive the as-built drawings, the commissioning certificates and the servicing schedule, which in a higher-risk building belong in the golden thread of information.

Changing an existing system

A new tenant layout, a mezzanine or a higher storage line can take an existing system out of its design. We check the original design first and then extend it, rather than adding heads to pipework that was never sized for them. More on sprinkler system extension.

Questions about fire sprinkler installation in london

Do new residential towers in London need sprinklers?

Under Approved Document B, new blocks of flats with a top storey more than 11 metres above ground are expected to have sprinklers, and in the flats those are normally designed to BS 9251. Your fire strategy confirms what the building needs.

Which standards do you install to in London?

BS EN 12845 for commercial and industrial buildings and BS 9251 for residential parts, as the fire strategy and the insurer require. Sentry Sprinkler Protection is ISO 9001 certified, and the commissioning certificates for each system are issued at handover.

How long does a London installation take?

It depends on the size of the system and the access, so the programme comes with the written quotation after the free survey. Fit-outs are usually planned floor by floor around the other trades.
