Dry riser installation is needed in new buildings, conversions and extensions where a floor sits more than 18 metres above fire service access, and wherever the fire strategy calls for one. We install the riser main, the inlet at ground level, a landing valve on each floor and the air valve at the top, then test it to 12 bar and hand over the certificate. Sentry Sprinkler Protection does this work across England from its base in Kettering, ISO 9001 certified.

When a building needs a dry riser

Under Approved Document B, a building with a floor more than 18 metres above fire service vehicle access needs a fire main. Up to 50 metres that is usually a dry riser. Above that it is a wet riser, because a brigade pump cannot reach the height.

A conversion that adds storeys can cross the threshold without anyone noticing until building control asks.

What the installation includes

  • The riser main, routed through the building alongside the other services.
  • A breeching inlet in a signed, lockable cabinet at ground level.
  • A landing valve on each floor, in a cabinet or lobby as the design requires.
  • An air valve at the top and a drain at the base, so the riser empties after use.

Working with the main contractor

On a new build the riser goes in with the structure and the other trades. We need a fixed layout and three to four weeks of notice to arrange materials and access, and the programme goes in the quotation.

Testing and handover

Before handover the riser is charged to 12 bar and held for 15 minutes, every landing valve is checked, and the inlet is proved. You get the certificate building control and your fire risk assessor will ask for.

From then on it needs a six-monthly inspection and an annual test under BS 9990, which we can take on as well.

Questions about dry riser installation

As a dry riser installer, do you install wet risers too?

Yes. A wet riser adds a pump set, a break tank and alarms to the pipework, and we install and maintain both types.

Can a dry riser be added to an existing building?

Yes, where the building has changed or the fire strategy calls for one. The route through an occupied building is the main design question, and we look at it at the survey.

How long does a dry riser installation take?

It depends on the number of floors and the access, because each floor has its own landing valve and checks. The programme is set out in the quotation.
